Darling Homes' Sales Exemplify Housing Market Recovery
November 30, 2012
DALLAS – NOVEMBER 30, 2012 – In tandem with a recent report from the Texas Association of Realtors, Darling Homes announces their overall sales in North Texas are up 51 percent over last year and sales are even more brisk in certain communities as the year winds down. The report shows statewide home sales up by more than 14 percent in the third quarter over the same period last year.
“As we enter into market recovery, Darling Homes is focusing on our variety of product, keeping a close watch on the pulse of consumer trends and adapting home designs to meet consumer needs,” said Mike Carter, Darling Homes Vice President of Marketing. “We build products to resonate with consumers in all life stages, from patio homes to multigenerational homes offering options while keeping architectural integrity. Maintaining this focus has helped us meet outstanding sales goals in 2012.”
The Texas home sales surge is part of a national trend, where housing starts in September were up 15 percent over the same period a year ago, the highest level since July of 2008, according to a recent report from the Commerce Department.
Darling Homes is showing the greatest sales increase in Frisco’s Newman Village, a premier master-planned community located in one of the nation’s fastest growing cities, where Darling Homes’ luxury home sales are up 100 percent over the same period in 2011. Within Newman Village, Darling Homes is anticipating the same pace of sales during the development’s second phase, which includes 74 new patio home lots and 96 lots for other products.
Darling Homes exemplifies housing market recovery in North Texas. They attribute much of their success in 2012 to careful planning and marketplace understanding.
“One of our successful strategies has been to focus on pre-sales, which responds to the consumer who wants the first choice in lots and great neighborhoods. We see this interest as an indicator of a sustainable buying trend across many of our developments—it’s particularly successful in Lawler Park and we just started preselling in Phillips Creek Ranch,” Carter said. “In 2013, Darling Homes is looking to expand our reach and opportunity in the Mid-Cities and Fort Worth.”
Carter said Darling Homes expects to finish the year with over 600 closings in Dallas and Houston. In North Texas, they are focusing special attention on new development underway in Frisco, Prosper, Celina, Coppell, Las Colinas, Allen, Carrollton, Roanoke, Southlake and other locations.
